為提供更完整透明的不動產市場資訊,台北市地政局分析最近一期的實價登錄量價動態及住宅價格指數,今年8月建物買賣登記件數及交易總金額,皆比前一個月及去年同期上揚。最近一期的實價登錄也顯示,量價都上漲,標準住宅總價1354萬元,單價每坪49.79萬元,呈現大樓止跌公寓續漲。
北市地政局統計,今年8月建物買賣登記件數1318件,較7月增加20件,增幅1.54%,較去年同期增加74件,增幅5.95%。不動產經紀業執業中家數為999家,較去年同期1020家減少21家,減幅2.06%。
另統計最新一期的5月實價登錄量價動態,全市交易量共1001件,較4月增加42件,增幅4.38%,較去年同期減少9.25%。交易總金額246.63億元,較4月增加28.29億元,增幅12.96%,較去年同期也增加1.19億。住宅價格指數108.2,較4月上漲1.25%,較去年同期下跌0.96%。
全市住宅價格呈現止跌帶動微升,但短中長期趨勢仍膠著。觀察大樓與公寓價格表現,大樓月線止跌回升,但季線及半年線仍小幅下跌,短中長期價格動能仍疲弱。公寓月線、季線持續上揚,半年線回升,整體趨勢相對較強。
北市12行政區建物買賣登記棟數,8月份中山區位居第一名,松山區、大同區、南港區居於交易案量後段。8月份各行政區建物買賣登記棟數與上月相比,除大安區衰退,士林區持平,其餘皆呈現成長現象。
各行政區交易案件型態部分,各行政區均以住宅大樓為主流,其中中山區以102件位居第一。公寓由北投區40件奪冠,套房則由中山區以36件續居第一。商廠辦以內湖區10件居首;店面由大同區及文山區同以3件並列首位。
