[新聞] 北市4層樓老公寓 搶手

北市老舊公寓具都更題材,其中,4層樓高老公寓因所有權人少、土地持分相對較高,更
受投資人喜愛;統計今年實價登錄資料,北市4樓高公寓單價較5樓高公寓貴7.9萬元,且
信義、松山、文山及士林4區域,4層樓公寓交易占比都逾1成。
台灣房屋智庫統計今年雙北4、5層樓高公寓價差表現,發現北市今年公寓均價50萬元,其
中4層樓高公寓均價為54.5元萬,5層樓高公寓均價為46.6萬元,兩者價差價差達7.9萬;
而新北市4、5層樓高公寓價差則為每坪2.6萬,其中雙北4層樓高公寓皆高於全市公寓均價
。 北市4層樓公寓產品交易占比超過1成的行政區,包括信義、松山、文山和士林等區,
交易占比分別為11.7%、10.5%、10.5%及10.3%。 台灣房屋智庫研究員洪佩君分析,
松山區是受到機場周邊限建的影響,低樓層建物常位於精華路段,例如民生社區一帶的公
寓價格,有時甚至高過其他地區的電梯產品,因此4層公寓均價高達每坪68.5萬。 至於信
義區的老公寓多在吳興街、虎林街一帶,均價為59.1萬;另外文山、士林區4層樓公寓均
價還在「4」字頭,多有靠近山區的情形,價格因此相對親民。 洪佩君分析,屋齡逾30年
以上的公寓,若建築物因年代久遠有傾頹或朽壞之虞者,就有機會都更,然而要吸引建商
進場,總樓高4層樓公寓較5層樓公寓的優勢,是所有權人相對少有利整合,且土地持分相
對大,所以房價相對貴上一節。

我是覺得沒差
大馬路邊積積大也沒比較好
店面釘子更鐵
反而6~8m巷小建案一直冒出來
格局比總高重要
鄰居團結比樓高重要
